This private island, one family dwelling, is known as Robert's Island in the area of San Souci, district of Parry Sound, township of Archipelago or Island B-52. It is two (plus) acres in size. This cottage interior is finished with pine and vaulted ceilings, approximately 2200 sq.ft. in size and was built in 2002. It is a modern design with extra large windows to capture fantastic views of the water and neighbouring islands. The floors are painted and are nicely done for easy summer upkeep. It is a two bedroom cottage with one 3 piece bath with a large loft for more sleeping area - sleeping 8 people. There is an abundance of built-in cabinets and storage and cedar-lined cupboards in the bedrooms. The cottage has been very well maintained. Owners are non-smokers.

The cottage has nice long views to the south, southwest, west and neighbouring islands. The cottage and island offers good privacy for quiet enjoyment. The shoreline consists of small and large rock covering with deep water in some areas and shallow water in others. There is a dense mixture o-f bush with a good variation of healthy, large and small trees with mostly pine, cedar, oak, birch and assorted berries. There is a natural sandy beach with a gradual sandy walkout. In the back, sheltered harbour the water is about 9 feet deep in the middle of the channel, 8 feet at the outside of the dock and five feet at the inside. At the dock the latitude is 45.126639; longitude 80.026217. The dock is an L-shaped floating dock in a 50 foot channel with room for up to three boats. The dock is well maintained. Owners are including a plethora of indoor and outdoor furniture, a covered open-sided gazebo at the beach, and a new propane barbecue.(2011).

The island is serviced by a $25,000 solar system and a rarely used generator and a good bank of new (2012) batteries which run all electrical needs including refrigeration, water pump, lights, stereo (if you have one) and a washing machine. It is not serviced by hydro. Propane tanks look after the large freezer (purchased 2011), hot water tank, oven and stove (and BBQ). There is a back up generator to recharge the batteries in the case of long periods of time without sunshine, which is rarely required. Frequent cottage country hydro outages do not affect this island. The cottage is completely wired for electrical services of which power is presently supplied by the solar system. Water is pumped up from the back channel to a pressure tank and is heated and filtered for everyday use. There is an approximately 12 year old septic system (oversized to service the addition of sleeping cabins), and the tank has been regularly maintained and was pumped out in 2012. The island is zoned as Seasonal Recreational or R-1. The closest marina is a 9 minute boat ride away. The closest town is Mactier Ontario. The taxes in 2012 were $ 4313.33 with the township of Archipelago. Cell service is excellent and turbo sticks will allow direct access to the internet. The 30 year roof (asphalt shingles) was installed in 2002. The exterior siding is cedar and was re-stained in 2011. There are wrap-around decks for barbequing and summer lounging.
